    Pre Qualify

    Step 1

    We are seeking income-qualified, FIRST TIME HOMEOWNER families who are interested in partnering with us to own their own homes. Specifically, we look for families that have a demonstrated need for housing and who have the financial ability to own a home—even though they would not likely qualify for a traditional mortgage.

     

    Eligibility: You must be able to answer "YES" to each of the following questions.

    • Are you able to pay up to $1,500 in closing costs on the mortgage?
    • Do you have a  minimum monthly income of $1500  (based on family size of 4 or less)?
    • Do you have at least 6 months of continuous employment in your present job?
    • Will you commit to attending HOP home ownership preparation classes?
    • Will you contribute a sweat equity down payment by helping to remodel your home?
    • Are you free of any major felony convictions?
    • Are you free of any bankruptcy actions over the past 2 years?
    • Have you had no more than 2 non-medical collections in the last 2 years?

      Step 2

       

      Were you able to answer "Yes" to each of the above questions? If so, download and complete fully our Application for HOP. Be sure that all questions have been fully answered as we will not process if incomplete. Here are some of the items you will need to include with your application.

      • Copies of tax returns for the past 3 years
      • Copies of all pay stubs over past 2 months
      • Copy of a photo ID, e.g., driver's license
      • Signed Authorization Form

      ​Then, simply mail it to us. We will review . . . and be in touch!

      Participate

      Step 3

      Participation means principally that you agree to do 3 things:

      1. Conscientiously contribute sweat equity hours to make your dream of home ownership possible.
      2. Attend and regularly take part in HOP classes. If homework is required, you will be expected to complete before the assigned due date.
      3. Enjoy the awesome process of becoming a first-time homeowner. There is hard work involved, but it is worth the effort!

      Before the Magic is Applied

      Nothing beautiful or homey here. In fact, we often find destroyed cabinets, holes in walls, broken doors, faulty plumbing and electrical systems. Most of the houses we get are pretty much in need of a complete makeover!

      When Hard Work Begins to Pay Off

      Little by little, room by room, system by system, a house begins the metamorphosis into a home. Painstakingly at first, but ever so slowly, change begins to happen.
